Richard Cayad
Founder, Director and Primary Broker
Richard is the Owner and Primary Broker at Property First Mortgage Solutions. He has extensive experience honing his mortgage broker skills working as a Relationship Manager with one of the ‘Big 4’ Australian Banks.
Richard decided to set up his own Mortgage Broker business to enable him to have the time to provide ‘the personal touch’ when helping clients through the exciting but sometimes daunting process of buying a home. He is supported by a small team who share his passion of always striving to exceed their clients’ expectations.
Richard is a Credit Representative (CR 492234) of VOW Financial (Australian Credit Licence 390261)
Outside of work you will find Richard keeping fit at the gym, travelling, and as a self confessed foodie, eating at various places around Melbourne with his wife Kim.

Kan Heng
Office Manager
Kan was a Personal Banker/Relationship Manager at a “Big 4” Australian Bank for over 4 years. Kan then became a broker for 5 years before transitioning to a broker support role where he used his knowledge, experience and relationship with multiple lenders in the industry to assist other brokers with their clients goals and objectives
He first met Richard as a Personal Banker at a “Big 4” Australian Bank where they worked together for a number of years. With a friendship of over 10 years, it was only natural for Kan to join us as our Office Manager. He has proved invaluable in assisting Richard in the day to day operations.
In his downtime Kan loves taking his dog Luna (an energetic Cavoodle) for a walk, keeping fit at the gym and boxing, as well enjoying Melbourne’s restaurant scene with his partner Yen.
Sarah Cox
Data Entry, Loan Processor & Administrative Support
Sarah has been working with Property First Mortgage Solutions for over two years. She provides assistance in all back office areas, including back office support, data entry, loan processing, post settlement, audit and marketing. She has over 10 years experience in the finance industry.
She is a welcome addition to the team as she brings her own brand of humour and vibrancy. In fact, she makes the work place a joyful place to be. Her attentiveness to detail and accuracy has been a strong addition to our team.
Outside of work Sarah is passionate about getting more women into broking and connecting women in professional services. She is also a big supporter of Safe Steps. This is an organisation that helps women escape domestic violence.
